Tiburon vs. Mill Valley
Bay views and the ferry, or redwoods and Mt. Tam? A local’s honest comparison

The short answer: choose Tiburon for water views, sun, the 30-minute ferry to San Francisco and Redwood High. Choose Mill Valley for redwoods, Mt. Tam trails, a walkable town square, Tam High and a slightly lower entry price in some neighborhoods.
This is one of the most common choices I help buyers make. I’ve lived in Tiburon for well over a decade and grew up next door in Belvedere, but I’ve spent my career selling on both sides of Richardson Bay, and I think both are wonderful. They just suit different people.

Choose Tiburon if…
- You want water views, sun and a boat, or at least the option of one.
- A 30-minute ferry commute to the Ferry Building matters.
- You want Redwood High and the Tiburon Peninsula Club.
Choose Mill Valley if…
- You want to hike or ride from your front door.
- You love a walkable downtown with a busy town square.
- You’re looking for a slightly lower entry price in some neighborhoods.
My advice
Spend a full Saturday in each. Have coffee downtown, walk a neighborhood you’re considering at 8 a.m. and again at 4 p.m., and try the commute on a weekday. The right answer usually becomes obvious.
