What’s My Marin Home Worth?

A bound valuation packet with real comps and a sales strategy, prepared by a Marin native

The short version

  • Online estimates are a starting point, but they often miss in Marin, where homes are one-of-a-kind and sales are few.
  • A real valuation looks at the specific comps, your view, lot, condition, schools and insurability, and at what a few targeted updates could add.
  • You’ll receive a bound valuation packet: comparable sales, a recommended price range and a sales strategy for your home, with no pressure to list.

Why online estimates miss in Marin

Automated estimates work best where lots of similar homes sell every month. Marin is the opposite. In a town like Belvedere there were only 14 sales in a recent three-month stretch. Two homes on the same street can differ by millions because of the view, the dock, the lot slope or the level of finish. Algorithms can’t see any of that, and they can’t tell whether the kitchen was redone last year or in 1985.

What I look at

FactorWhy it matters in Marin
Recent comparable salesThe closest, most similar homes sold in the last few months, adjusted for the differences
View and orientationBay, city and Mt. Tam views, plus sun exposure, can move value more than square footage
Lot, access and slopeFlat, usable land and easy parking are scarce and valuable
Condition and finishesBuyers pay a premium for move-in ready, and they discount heavily for projects
School boundaryWhich elementary district and high school the address feeds
Water featuresDocks, deep-water access and Lagoon frontage
Insurability and hazardsFire and flood zones increasingly affect what buyers will pay

What updates could add

This is where I can help most. I’ve remodeled many homes, and my team of trusted contractors, designers and stagers works at fair, competitive rates. With every valuation, I’ll tell you which updates would likely pay for themselves and which aren’t worth doing. More on how I prepare homes.

How it works

  1. Tell me about your home using the form below.
  2. I review recent sales and your property’s details.
  3. We walk the house together, usually in under an hour.
  4. I put together a bound packet for you: the comparable sales behind my opinion of value, a recommended price range, a sales strategy (timing, preparation and marketing), and a short list of recommended updates with rough costs.

Frequently asked questions

How accurate are online home value estimates in Marin?

They can be a useful starting point, but Marin’s unique homes and low sales volume make automated estimates less reliable. A local agent can account for view, lot, condition and school boundaries.

Is a home valuation the same as an appraisal?

No. A valuation (comparative market analysis) is an agent’s opinion of market value based on comparable sales. An appraisal is done by a licensed appraiser, usually for a lender.

Will I be pressured to list my home?

No. Many homeowners ask for a valuation years before they sell, for planning, refinancing or estate purposes.

What updates add the most value before selling in Marin?

It depends on the home, but paint, lighting, flooring, landscaping and staging often return more than they cost. Major remodels rarely do unless the home is far behind its neighbors.
