Living in Mill Valley, California
Redwoods, Mt. Tam and a real downtown, 20 minutes from the Golden Gate Bridge

Why buyers fall for Mill Valley
Mill Valley is the Marin town most people have heard of before they cross the bridge, and it earns its reputation. You can walk from a redwood canyon to the square for coffee, hike to the top of Mt. Tamalpais from your front door, and still be at the Golden Gate Bridge in about 20 minutes outside of rush hour. About 14,000 people live here, and the town has kept its small-downtown feel even as home prices have climbed.
It’s also a town of micro-neighborhoods. Two homes a mile apart can feel completely different: one in deep redwood shade, the other on a sunny ridge with views of Richardson Bay. That’s why I always walk buyers through the streets at different times of day before they fall in love with a listing.
Mill Valley neighborhoods
- Downtown, Cascade and Blithedale Canyons. Walk to the square, Old Mill Park and the trailheads. Cooler and shadier under the redwoods, with classic shingled homes.
- Sycamore Park and the flats. Level streets, easier yards and quick access to Hwy 101 and the bike path.
- Middle Ridge, Panoramic and the hills. Views, sun and privacy, with winding roads and steep driveways.
- Alto, Almonte and Tam Junction. Close to 101 and Shoreline Highway, a practical choice for commuters.
- Strawberry and Tam Valley. Unincorporated areas with Mill Valley schools and quick bridge access. Tam Valley is the gateway to Tennessee Valley and the Headlands.
Mill Valley schools
Mill Valley is served by the Mill Valley School District for kindergarten through 8th grade and Tamalpais High School for grades 9 to 12.
| School | Grades | Notes |
|---|---|---|
| Edna Maguire, Old Mill, Park, Strawberry Point, Tam Valley | K–5 | All five elementary schools rated 10/10 by GreatSchools (via Redfin); Strawberry Point ranked #3 public elementary in Marin by Niche (2026) |
| Mill Valley Middle School | 6–8 | Four-time California Distinguished School |
| Tamalpais High School | 9–12 | Niche #2 public high school in Marin (2026) |
Assignment depends on your exact address, so confirm with the district before you write an offer.
Getting to San Francisco
- Bus: Golden Gate Transit Route 114 runs commute hours from Mill Valley; Route 120 runs from Strawberry Village.
- Ferry: The Sausalito and Tiburon ferries are each a short drive away. Tiburon’s crossing is about 30 minutes.
- Driving: Mill Valley sits right off Hwy 101, just a few exits north of the bridge. The southbound toll is $10.25 with FasTrak (July 2026). Plan on heavy traffic southbound from roughly 6:30 to 9:30 a.m.
Where to eat
- Buckeye Roadhouse, a Mill Valley institution since 1937
- Playa, Mexican, a MICHELIN Bib Gourmand
- Watershed, Piazza D’Angelo, Bungalow 44 and Piatti, all long-time local favorites
Outdoors, clubs and fitness
- Mt. Tamalpais. Trails start right in town. The Dipsea Race, first run in 1905 and the oldest cross-country trail race in the U.S., goes from downtown Mill Valley to Stinson Beach every June.
- Muir Woods. Drivers need a parking reservation, but locals who walk or bike in don’t.
- Tennessee Valley. An easy, mostly level 3.4-mile round trip to the beach.
- Mill Valley Tennis Club (founded 1929). Be ready to wait: the club lists a 6+ year tennis waitlist and 5+ year swim waitlist. Scott Valley Swim & Tennis and The Club at Harbor Point are other options.
- Mill Valley Golf Course, a city-owned 9-hole course in the redwoods.
- Yoga and fitness: The Studio Mill Valley and Hot Yoga Republic.
Mill Valley home prices
Mill Valley prices depend heavily on neighborhood and on how the data is cut. Redfin reported a city median sale price of about $1.9 million in August 2026, while the 94941 ZIP code (which includes the hills and nearby unincorporated areas) showed about $2.44 million in June 2026, with homes selling around 109% of list price. For a specific street, I pull recent sales directly.
What buyers should know
- Wildfire and insurance. Homes near open space and in the canyons can be harder to insure. Get an insurance quote during your contingency period, not after.
- Hillside construction. Retaining walls, drainage and foundations deserve a close look. I’ll bring contractors from my team to give you real numbers.
- Fog and sun. Visit at 8 a.m. and again at 4 p.m. Some canyons get very little winter sun.
Financing in Marin. Most homes here need jumbo financing. My husband Michael DiVita is a mortgage broker and owner of DiVita Home Finance, with access to 40+ wholesale lenders, and he’s a great resource for jumbo and bank-statement loans. Learn more at mycahomeloan.com.
Disclosure: Michael DiVita is my husband. You are free to choose any lender; using DiVita Home Finance is never required, and I receive no referral fee.
Honest trade-offs: is Mill Valley right for you?
Mill Valley is a great fit if you:
- Want a real downtown you can walk to, with music, restaurants and the Depot, and a lively scene on Friday and Saturday nights.
- Want Mt. Tam, the Dipsea and the redwoods at the end of your street.
- Want strong schools and a close commute to San Francisco.
Think twice if you:
- Mind traffic. Getting in and out of Mill Valley can be slow, especially on a summer weekend day, because the road to Stinson Beach runs through town and everyone heading to the coast comes through with you.
- Haven’t checked the fire zone. Parts of Mill Valley are in the state’s Very High fire hazard zone, mostly steep hillsides with limited road access, which affects insurance and adds a fire inspection when you sell.
- Love sun. The north-facing redwood canyons are cool, shady and damp, and southern Mill Valley gets summer fog. Which way the house faces matters a lot.
- Are looking in the low spots. Areas near lower Miller Avenue, Camino Alto and Tam Junction can flood during king tides and big storms.

A year in Mill Valley
Mill Valley has more traditions than any town its size I know.
- New in town: Lima Nikkei at 17 Throckmorton, in the old El Paseo spot. It’s Peruvian-Japanese (Nikkei) cooking: ceviche, tiradito, maki, robata anticuchos and pisco cocktails, open from 4 p.m. every day. Here’s our night there during the film festival, and why Mill Valley is the place to live if you want nightlife.
- Memorial Day Parade: floats, classic cars, a veterans ceremony and a firefighters’ pancake breakfast.
- The Mountain Play (June weekends): an outdoor musical on Mt. Tam, staged since 1913.
- The Dipsea Race (second Sunday in June): the historic race from Old Mill Park to Stinson Beach, first run in 1905.
- Miller Nights (two summer Fridays): a DJ, outdoor dining and a pop-up market downtown.
- Mill Valley Fall Arts Festival (third weekend in September): more than 130 artists under the redwoods in Old Mill Park.
- Mill Valley Film Festival (early October): eleven days of films, with screenings at the Sequoia downtown.
- Winterfest (early December): the electric train around Lytton Square and the tree lighting.
- Farmers markets: Fridays on East Blithedale and Tuesdays at Strawberry Village, both year-round.
Friday and Saturday nights are when Mill Valley really comes alive, and it’s one of my favorite spots for a night out. The bars are packed, the restaurants are overflowing, and sometimes there’s live music in the square. If you want nightlife in Marin, this is the place. Sweetwater Music Hall, Corner Bar and the 2AM Club are all within a few blocks. For fitness, there’s Club Evexia near Tam Junction and five lighted public tennis courts at Boyle Park.

Mill Valley real estate FAQ
Which Mill Valley elementary school would my home feed?
It depends on the exact address. The Mill Valley School District has five elementary schools: Edna Maguire, Old Mill, Park, Strawberry Point and Tam Valley. All five are rated 10/10 by GreatSchools (via Redfin), and Niche ranked Strawberry Point #3 among Marin public elementaries for 2026. Everyone then goes to Mill Valley Middle School and on to Tamalpais High, ranked #2 in Marin by Niche. Strawberry and Tam Valley are unincorporated, but they’re still in Mill Valley schools. Confirm with the district before you write an offer.
How do Mill Valley residents commute to San Francisco?
Most drive. Mill Valley sits right off 101, a few exits north of the Golden Gate Bridge, which is about 20 minutes away outside of rush hour. Southbound traffic is heavy from roughly 6:30 to 9:30 a.m., and the toll is $10.25 with FasTrak. Golden Gate Transit Route 114 runs at commute hours from Mill Valley, and Route 120 runs from Strawberry Village. Plenty of people drive a few minutes to the Sausalito or Tiburon ferry instead. Tiburon’s crossing is about 30 minutes.
How much does a house in Mill Valley cost?
It depends on how you cut the data. Redfin reported a city median of about $1.9 million in August 2026. The 94941 ZIP code, which adds the hills and nearby unincorporated areas, showed about $2.44 million in June 2026, with homes selling around 109% of list. Because Mill Valley is a town of micro-neighborhoods, I pull recent sales for the specific street before I talk about price.
Which parts of Mill Valley get the most sun?
The ridges and the flats. Middle Ridge, Panoramic and the hills get views, sun and privacy. Sycamore Park and the flats have level streets and easier yards. The canyons, like Cascade and Blithedale, are cooler and shadier under the redwoods, and some get very little winter sun. That’s why I tell buyers to visit a house at 8 a.m. and again at 4 p.m. before deciding. A mile can make a real difference in Mill Valley.
Is it hard to insure a home in Mill Valley?
It can be for homes in the canyons or near open space, because of wildfire risk. Get an insurance quote during your contingency period, not after you’ve removed contingencies. Hillside homes also deserve a close look at retaining walls, drainage and foundations, and I bring contractors from my team to give buyers real repair numbers. My Marin homeowners insurance guide walks through the options.

Working with a Mill Valley realtor
Mill Valley pricing is all about micro-neighborhoods. A redwood canyon street and a sunny ridge a mile away can feel like different towns. I walk every home at different times of day before advising on price. I’m a fourth-generation Marin native and have been in real estate since 2003, starting at Hill & Co. in San Francisco. Today I’m with Compass in Tiburon.
What I focus on when buying or selling in Mill Valley:
- Sun and fog: winter light in the canyons vs. the ridges
- Hillside construction: drainage, retaining walls and foundations
- Wildfire insurance near open space
- School boundaries across the five Mill Valley elementaries
