Living in San Rafael, California
Marin’s biggest city, from historic Gerstle Park to the Eichlers of Lucas Valley
Last updated September 2026 · By Melissa DiVita, REALTOR®, Compass · DRE #01387955 · Marin native, in real estate since 2003
Why San Rafael
San Rafael is Marin’s county seat and its largest city, with about 61,000 residents. It offers the widest range of homes in the county, from Victorian-era houses near downtown to waterfront homes in Peacock Gap and the famous mid-century Eichlers of Terra Linda and Lucas Valley. It’s also Marin’s transit hub, with two SMART stations and frequent Golden Gate Transit service to San Francisco.
Neighborhoods
- Downtown and Gerstle Park. Historic homes within walking distance of Fourth Street restaurants.
- Dominican and Sun Valley. Established, tree-lined neighborhoods with strong elementary schools.
- Peacock Gap and Loch Lomond. Bayside homes, a marina and Peacock Gap Golf Club.
- Terra Linda, Lucas Valley and Marinwood. Mid-century Eichler enclaves surrounded by open space. I’ve sold here, including 4 Blue Oak Court in Lucas Valley.
Schools
Terra Linda High School is probably the most updated high school campus in Marin. It’s really a fantastic campus. My daughters play volleyball, and going to games there is always a treat.
| Area | Elementary / middle | High school |
|---|---|---|
| Central, south and east San Rafael | San Rafael City Schools (Sun Valley and Glenwood rated A− by Niche); Davidson Middle | San Rafael High or Terra Linda High |
| North San Rafael, Lucas Valley, Marinwood | Miller Creek School District (Silveira, Vallecito, Lucas Valley; Miller Creek Middle, Niche #6 in Marin) | Terra Linda High (Niche #7 in Marin, A−) |
Commuting
- SMART train: Downtown San Rafael and Marin Civic Center stations, connecting to the Larkspur ferry.
- Bus: Golden Gate Transit Route 101 runs all day between Marin and San Francisco.
- Driving: Plan for heavy 101 traffic southbound at peak hours.
Things to love
- Marin Civic Center, designed by Frank Lloyd Wright, and its Sunday farmers market, one of the largest weekly markets in California, plus the Thursday market where many chefs shop
- China Camp State Park: bayside hiking, 15 miles of multi-use trails and kayaking
- Peacock Gap Golf Club, a public course
- Fitness: Hot Yoga Republic, Club Pilates, Marin Tennis Club
Home prices
Redfin reported a San Rafael median sale price of about $1.3 million in August 2026, up about 17% from a year earlier. The Terra Linda/Lucas Valley ZIP (94903) ran about $1.13 million in late 2025.
Wine country weekends
San Rafael is one of the best bases in Marin for wine country: Sonoma is about 28 miles (roughly 40 minutes without traffic) and downtown Napa about 36 miles (roughly 50 minutes).

Financing in Marin. At San Rafael prices, many buyers fit under Marin’s 2026 conforming loan limit of $1,249,125, while larger homes often need jumbo financing. My husband Michael DiVita is a mortgage broker and owner of DiVita Home Finance, with access to 40+ wholesale lenders, and he’s a great resource for jumbo and bank-statement loans. Honest trade-offs: is San Rafael right for you?
San Rafael is a great fit if you:
- Want choices. From Gerstle Park’s older homes to Terra Linda and Lucas Valley, San Rafael has the widest range of neighborhoods and prices in Marin.
- Love food. It’s the most varied food town in the county.
- Want sun, SMART, China Camp and easy access to the East Bay.
Think twice if you:
- Are looking in the low-lying areas near the Canal. The main roads there sit only 3 to 4 feet above sea level and already flood in storms.
- Cross the Richmond–San Rafael Bridge daily. Traffic there can be unpredictable.
- Assume all of San Rafael is the same. Neighborhoods vary a lot, even in sewer rules: north San Rafael’s district requires a sewer lateral inspection at sale, and the central district doesn’t.

A year in San Rafael
As the county seat, San Rafael hosts many of Marin’s biggest events.
- May Madness Car Show (second Saturday in May): hundreds of hot rods and classics on Fourth Street.
- Marin County Fair (July 1 to 5): rides, music and fireworks every night at the fairgrounds.
- 2nd Friday Art Walk: galleries and shops open late on Fourth Street every month.
- PorchFest (September): dozens of bands on porches around Gerstle Park.
- Día de los Muertos (late October): altars, dancers and a procession in the Canal neighborhood.
- Lighted Boat Parade (mid-December): decorated boats along the canal since 1966.
- Holiday Light Spectacular (Thanksgiving to early January): a free walk-through light display at the fairgrounds.
- Farmers markets: Thursdays and Sundays at the Civic Center, year-round.
San Rafael is also Marin’s most varied food town. Il Davide, Emma’s and California Gold all took top honors in Pacific Sun’s 2026 Best of Marin poll. See my food and drink guide.

San Rafael real estate FAQ
Which school district is my San Rafael home in?
San Rafael has two main systems, and the address decides which one. Central, south and east San Rafael are in San Rafael City Schools, with Davidson Middle and then San Rafael High or Terra Linda High. North San Rafael, Lucas Valley and Marinwood are in the Miller Creek School District (Silveira, Vallecito, Lucas Valley and Miller Creek Middle, which Niche ranked #6 in Marin), feeding Terra Linda High. Check with the district before you write an offer.
Where can I find Eichler homes in Marin?
Mostly in north San Rafael: Terra Linda, Lucas Valley and Marinwood have mid-century Eichler enclaves surrounded by open space. I’ve sold there, including 4 Blue Oak Court in Lucas Valley. The Terra Linda and Lucas Valley ZIP code (94903) had a median of about $1.13 million in late 2025, well below southern Marin. Many Eichlers need some updating, and that’s work my contractor team and I know well.
How much do homes in San Rafael cost?
Redfin reported a San Rafael median sale price of about $1.3 million in August 2026, up about 17% from a year earlier. San Rafael has the widest range of homes in the county, from Victorian-era houses in Gerstle Park to Bayside homes in Peacock Gap, so the right comps matter more than the citywide number.
How do you commute from San Rafael to San Francisco?
San Rafael is Marin’s transit hub. The SMART train stops at Downtown San Rafael and Marin Civic Center and connects to the Larkspur ferry. Golden Gate Transit Route 101 runs all day between Marin and San Francisco. If you drive, plan for heavy southbound 101 traffic at peak hours.
