Selling with Compass
Concierge, Private Exclusives and Coming Soon: tools that help Marin sellers net more
Last updated September 2026 · By Melissa DiVita, REALTOR®, Compass · DRE #01387955 · Marin native, in real estate since 2003
Key takeaways
- Compass is the largest residential real estate brokerage in the U.S. by sales volume, after its merger with Anywhere Real Estate closed in January 2026.
- Compass Concierge fronts the cost of pre-sale improvements like staging, paint and repairs, with nothing due until closing.
- Private Exclusives and Coming Soon let you test price and build demand before going fully public.
Why the brokerage behind your agent matters
When you sell a home in Marin, your agent’s own local knowledge matters most. But the company behind them affects how far your home’s marketing reaches. I chose Compass because of its technology, its network and programs like Concierge that fit the way I work with sellers.
In January 2026, Compass completed its merger with Anywhere Real Estate, the parent of brands including Coldwell Banker, Sotheby’s International Realty, Corcoran and Century 21. The combined company is the largest residential brokerage in the U.S. by sales volume. For a Marin seller, that means a very large network of agents and buyers around the country, many of them relocating to the Bay Area.
Compass Concierge: prepare now, pay at closing
This is the program I use most, because preparation is where sellers make the most money. Concierge covers the up-front cost of more than 100 kinds of home improvement services, including:
- Staging, painting, flooring and landscaping
- Repairs to roofing, HVAC, electrical and plumbing
- Kitchen and bath updates
- Deep cleaning, moving and storage
You don’t pay until the home sells, the listing agreement ends or 12 months pass, whichever comes first. Funding comes from a third-party partner, not Compass. Credit approval is required, and depending on the state, fees or interest may apply. I pair Concierge with my own trusted contractors and designers, so the work is done well and on schedule.
Compass Private Exclusives
A Private Exclusive is marketed privately to Compass agents and their buyers before, or instead of, a public listing. Photos and details stay off the big public search sites. It can make sense if you:
- Value privacy, which is common in Belvedere, Ross and Tiburon
- Want to test an ambitious price without building up public days on market or price cuts
- Aren’t quite ready to go fully public
Compass Coming Soon
Coming Soon lets us start building interest before your home officially hits the market, so it launches with momentum. Both Coming Soon and Private Exclusives are subject to local MLS rules, and I’ll explain which options fit your goals.
