Last updated September 2026 · By Melissa DiVita, REALTOR®, Compass · DRE #01387955 · Marin native, in real estate since 2003

Marin’s most practical town

Corte Madera doesn’t get the postcard attention Tiburon and Mill Valley do, but it keeps coming out on top when people compare Marin towns on everyday life. Niche ranked it the #1 place to live in Marin County for 2026. It’s central, about 8 miles north of the Golden Gate Bridge, with level streets, strong schools, two shopping centers and the Larkspur ferry a few minutes away. About 10,000 people live here.

Neighborhoods

  • Old Corte Madera and the Town Square. Older homes on tree-lined streets near Menke Park and the town center.
  • Christmas Tree Hill. Hillside homes with views toward the Bay and Mt. Tam.
  • The flats near the shoreline. Easy lots and quick access to 101. Check flood maps here.

Schools

Most of Corte Madera is in the Larkspur-Corte Madera School District, and students go on to Redwood High School in Larkspur, ranked #1 among Marin public high schools by Niche for 2026.

If you’re looking for great schools, Corte Madera has them. Here’s something a lot of parents don’t know: a small part of east Corte Madera is in the Reed Union School District, the same district as Tiburon and Belvedere (Reed, Bel Aire and Del Mar Middle). If you want the Reed schools, some Corte Madera homes can get you there. As a mom, it’s one of the first things I’d want to know. Both districts feed Redwood High. Only certain streets qualify, so confirm the exact address with the district before you write an offer.

Commuting

The Larkspur Ferry Terminal is just north of town, with about 1,800 parking spaces and a crossing of about 35 minutes to the Ferry Building ($9.50 with Clipper as of July 2026). The SMART train connects at Larkspur too. By car you’re right on 101.

Everyday life

  • The Village and Town Center for shopping and errands
  • Bay Club Marin, a full-service fitness and aquatics club, plus BODYROK reformer classes
  • NOW Power Yoga on Tamal Vista Boulevard, with power yoga and Pilates classes in an infrared-heated studio
  • Dining: Burmatown (listed in the MICHELIN Guide), Marin Joe’s, the RH Marin rooftop, Il Fornaio
  • Ring Mountain Preserve, with Bay views and the only population of the Tiburon mariposa lily in the world
  • The Paradise Loop bike ride passes right through town

Home prices

Redfin reported a 3-month median sale price of about $2.0 million in the 94925 ZIP code as of August 2026, up about 25% from a year earlier.

What buyers should know

Corte Madera’s low-lying areas near the Bay carry real flood risk. Redfin rates about 39% of properties in the ZIP at extreme flood risk. Check the flood zone and get an insurance quote early.

Honest trade-offs: is Corte Madera right for you?

Corte Madera is a great fit if you:

  • Want flat streets where kids can bike to school.
  • Want a central location, close to 101, the Larkspur ferry and two shopping centers.
  • Want strong schools. Niche ranked it the #1 place to live in Marin for 2026.

Think twice if you:

  • Are looking near the Bay without a flood plan. Marina Village and Mariner Cove were built on filled bay land in the 1950s, have sunk up to 4 feet and are protected by levees. Highway 101 flooded at Corte Madera during the January 2026 king tides.
  • Are buying on the hill. Hillside homes need a wildfire inspection when they sell, so defensible space matters.
  • Want quiet. Homes close to 101 and the shopping centers hear it.

A year in Corte Madera

Corte Madera’s traditions are easygoing and very community-minded.

  • Fourth of July: the Corte Madera–Larkspur parade runs from Redwood High School to the Town Center, followed by a festival in Town Park.
  • Summer Concert Series (Sundays, mid-June to August): free concerts from the Corte Madera Community Foundation.
  • Farmers market: Wednesdays at Town Center, year-round.
  • Lions Club EV & Classic Car Show (September): classic cars, vintage motorcycles and new EVs at The Village, with live music. Free, and a great family morning.
  • Club Wheelhouse: a newer social club for car enthusiasts on Paradise Drive, with a clubhouse, event space, co-working and vehicle storage.
  • Fitness: CrossFit Marin on Tamal Plaza, plus Bay Club Marin, BODYROK and NOW Power Yoga.

Corte Madera real estate FAQ

Why is Corte Madera ranked the best place to live in Marin?

Niche ranked Corte Madera the #1 place to live in Marin County for 2026, and I think it’s because the town is easy to live in day to day. It’s central, about 8 miles north of the Golden Gate Bridge, with level streets, strong schools, two shopping centers and the Larkspur ferry a few minutes away. It doesn’t get the postcard attention that Tiburon or Mill Valley do, but it keeps winning on everyday life.

What schools do Corte Madera students attend?

Most of Corte Madera is in the Larkspur-Corte Madera School District, though a small part of east Corte Madera is in the Reed Union School District with Tiburon. Neil Cummins Elementary is rated 10/10 by GreatSchools and ranked #4 among Marin public elementaries by Niche for 2026, and The Cove School is #5. Both feed Hall Middle School (#7), and then Redwood High School in Larkspur, ranked #1 in Marin. Confirm the assignment for your exact address with the district.

Does Corte Madera flood?

The low-lying areas near the Bay do carry real flood risk. Redfin rates about 39% of properties in the 94925 ZIP code at extreme flood risk. The flats near the shoreline are appealing because the lots are easy and 101 is close, but those are the streets where you should check the flood zone and get an insurance quote early.

What is the median home price in Corte Madera?

Redfin reported a 3-month median sale price of about $2.0 million in the 94925 ZIP code as of August 2026, up about 25% from a year earlier. That’s a big jump, and it shows how much demand there is for central, flat, well-schooled towns. For a specific home, I pull the recent comps on that street.

Can a Corte Madera home be in the Reed school district?

Yes, for a small part of town. Most of Corte Madera is in the Larkspur-Corte Madera School District, but a portion of east Corte Madera is in the Reed Union School District, the same district as Tiburon and Belvedere, with Reed Elementary, Bel Aire Elementary and Del Mar Middle School. Both districts feed Redwood High. Only certain streets qualify, so confirm the exact address with the district before you write an offer. As a mom, it’s one of the first things I’d want to know.

Working with a Corte Madera realtor

Corte Madera buyers usually want strong schools, flat streets and an easy commute. The details that matter most here are school boundaries and which pockets sit low near the Bay. I’m a fourth-generation Marin native and have been in real estate since 2003, starting at Hill & Co. in San Francisco. Today I’m with Compass in Tiburon.

What I focus on when buying or selling in Corte Madera:

  • School boundaries: Neil Cummins vs. Cove, and the pocket of east Corte Madera in the Reed district
  • Flood zones in the lower areas near the shoreline
  • Christmas Tree Hill views vs. flat, easy lots
  • Proximity to the Larkspur ferry and 101
