Living in Belvedere, California

I grew up in Belvedere. Here’s what I’d tell a friend who was thinking of buying here.

A small town with a big view

Belvedere is one of the smallest cities in Marin, just over 2,000 residents, and one of the most beautiful places I know. It sits at the tip of the Tiburon peninsula and is made up of Belvedere Island, part of Corinthian Island and the Belvedere Lagoon. From the right street you can see San Francisco, the Golden Gate Bridge, Angel Island and Mt. Tam all at once.

The Belvedere Lagoon is one of the most beautiful spots in Marin, and it’s a real hidden gem. On a summer day you’ll see people swimming, sailing and paddleboarding right from their own docks.

There are almost no shops inside the city limits, so daily life happens in downtown Tiburon, a few minutes away.

Belvedere neighborhoods

  • Belvedere Island. Estates and classic homes on steep, winding lanes like Bella Vista and Golden Gate Avenue, many with sweeping Bay and city views.
  • Corinthian Island. Shared with Tiburon, with historic homes and water views just above downtown.
  • Belvedere Lagoon. Flat lots on the water, many with private docks for small boats and paddleboards.

Schools

Belvedere shares the Reed Union School District with Tiburon: Reed Elementary (PreK–2), Bel Aire Elementary (3–5) and Del Mar Middle School (6–8). High schoolers attend Redwood High School in Larkspur, ranked #1 among Marin public high schools by Niche for 2026.

Clubs and lifestyle

  • San Francisco Yacht Club and Corinthian Yacht Club are both in Belvedere. The Tiburon Yacht Club is next door.
  • Belvedere Tennis Club, where my family are members.
  • Walking loops around the island and the Lagoon, and quick access to the Richardson Bay path.
  • Tiburon’s Main Street restaurants, including Servino on the water.

Commute

The Tiburon ferry terminal is a short walk or drive from most of Belvedere, with a crossing of about 30 minutes to the San Francisco Ferry Building. By car, Tiburon Boulevard takes you to Highway 101 and the Golden Gate Bridge.

Belvedere home prices

Belvedere is one of the most expensive markets in the country. It’s frequently listed among the highest-income communities in the United States. Redfin reported a 3-month median sale price of about $6.0 million as of June 2026, based on only 14 sales. With so few sales, the median can jump around a lot, so I always look at the specific street, view and lot when pricing a Belvedere home.

I represented 306 Bella Vista Avenue, a six-bedroom Belvedere estate with Bay and Angel Island views, which sold for $4,250,000.

Financing in Marin. Most homes here need jumbo financing. My husband Michael DiVita is a mortgage broker and owner of DiVita Home Finance, with access to 40+ wholesale lenders, and he’s a great resource for jumbo and bank-statement loans. Learn more at mycahomeloan.com.

What buyers should know

  • Flood risk. Redfin estimates that about 39% of Belvedere properties face severe flood risk over the next 30 years, mostly around the Lagoon and the shoreline. Ask for flood zone, elevation and insurance information early.
  • Steep lots. Many island homes sit on steep slopes. Foundations, retaining walls and drainage deserve a careful inspection.
  • Remodel rules. Check Belvedere’s planning and design review requirements early, and factor approval time into your plans.

Honest trade-offs: is Belvedere right for you?

I grew up in Belvedere, so I know both the magic and the realities.

Belvedere is a great fit if you:

  • Want water and views above all else, with the yacht clubs at the bottom of the hill.
  • Want to walk to downtown Tiburon and the San Francisco ferry.
  • Want a very small, quiet town. The state’s 2025 draft fire maps put all of Belvedere in the lowest hazard category.

Think twice if you:

  • Want a flat yard and an easy driveway. Many homes on the island sit on steep hillside lots with stairs.
  • Are looking at the Lagoon without a flood plan. Lagoon homes sit behind levees. The city’s plan to strengthen them and the seawall is still looking for full funding after a 2022 ballot measure failed, so get the flood zone and an insurance quote early.
  • Need lots of choices. Belvedere is tiny, and good homes don’t come up often, so patience and preparation matter.

A year in Belvedere

Belvedere is small, but its traditions are some of the best on the peninsula.

As a mom, some of my favorite nights here have been summer Concerts in the Park and Friday Nights on Main next door in Tiburon. You bring a blanket, the kids run around, there’s live music, and you meet other families. There’s a real sense of family community here, and it’s a big part of why our family gives back.

  • Concerts in the Park (summer Sundays): four free concerts at Belvedere Community Park, a tradition since 1998. Bring a picnic and a blanket.
  • Opening Day on the Bay (last Sunday in April): boats are blessed in Raccoon Strait off the Corinthian Yacht Club, a tradition since 1963.
  • Sailing on the Lagoon: the Belvedere Lagoon has its own small-boat racing scene, with regattas going back to 1953.
  • Tiburon, next door: Friday Night on Main, the classic car show, the Tiburon Challenger tennis tournament, the wine festival and the holiday festival are all a few minutes away.

Belvedere real estate FAQ

What’s the difference between Belvedere and Tiburon?

Belvedere is its own small city of just over 2,000 people at the tip of the Tiburon peninsula, made up of Belvedere Island, part of Corinthian Island and the Belvedere Lagoon. There are almost no shops inside the city limits, so daily life happens in downtown Tiburon, a few minutes away. The two towns share the Reed schools and the Tiburon ferry. I grew up in Belvedere and live in Tiburon, and I wrote up the full comparison in Belvedere vs. Tiburon.

How much does a home in Belvedere cost?

Redfin reported a 3-month median sale price of about $6.0 million as of June 2026, but that was based on only 14 sales. With so few sales, the median can jump a lot from one month to the next. When I price a Belvedere home I look at the specific street, the view and the lot, not the town average. I represented 306 Bella Vista Avenue, a six-bedroom estate with Bay and Angel Island views, which sold for $4,250,000.

Is Belvedere Lagoon in a flood zone?

Some of it is, and it’s worth checking before you fall for a Lagoon home. Redfin estimates that about 39% of Belvedere properties face severe flood risk over the next 30 years, mostly around the Lagoon and the shoreline. Lagoon homes sit on flat lots, many with private docks for small boats and paddleboards, and they draw a very different buyer than the steep lots on the island. Ask for the flood zone, the elevation and an insurance quote early in escrow.

Can I remodel a home in Belvedere?

Yes, but plan for design review. Belvedere has its own planning and design review requirements, and approval takes time, so check them before you buy and build that time into your plans. Many island homes also sit on steep slopes, which makes foundations, retaining walls and drainage the big-ticket items. Renovation is a big part of my work, and I bring my own contractors through with clients so they get real numbers before they commit.

Do Belvedere homes sell off-market?

Some do. Belvedere sees only a small number of sales each year, and some homes trade quietly without broad marketing. For sellers who want privacy, Compass has options like private exclusives, and I explain the trade-offs honestly because a quiet sale can also mean fewer buyers. You can read about them in Compass seller programs. For buyers, it’s one more reason to work with someone who knows who is thinking of selling on the island.

Working with a Belvedere realtor

I grew up in Belvedere, and I represented 306 Bella Vista Avenue on the island. Belvedere sells on a small number of transactions a year, and pricing depends on details you only learn by living here. I’m a fourth-generation Marin native and have been in real estate since 2003, starting at Hill & Co. in San Francisco. Today I’m with Compass in Tiburon.

What I focus on when buying or selling in Belvedere:

  • Island vs. Lagoon: very different buyers, lots and flood profiles
  • Steep lots: foundations, retaining walls and access
  • Design review: what you can realistically remodel
  • Quiet sales: some Belvedere homes trade without broad marketing
